Beverly Hills is its own city, incorporated in 1914 and surrounded by Los Angeles and West Hollywood on the Westside. Its landmarks include the Beverly Hills Hotel from 1912, the 1932 City Hall and the shops of Rodeo Drive. Homes range from Spanish Colonial Revival, Tudor Revival and Hollywood Regency houses on the flats and in the foothills to duplexes, fourplexes and apartment buildings south of Wilshire Boulevard.
Getting around
The Metro D Line reached the city's edge on May 8, 2026, when Wilshire/La Cienega station opened along with Wilshire/Fairfax and Wilshire/La Brea, with trains to Koreatown and Downtown Los Angeles. Metro expects the next section, with a Wilshire/Rodeo station and a Century City stop, to open in spring 2027. Metro buses run along Wilshire and Santa Monica boulevards, the 405 Freeway is a short drive west, and LAX is the closest airport.

The sign stands in Beverly Gardens Park, the long, narrow park on the north side of Santa Monica Boulevard, next to the park's lily pond.
Is there a Metro station in Beverly Hills?
Wilshire/La Cienega, on the D Line at the city's eastern edge, opened May 8, 2026. Metro expects Wilshire/Rodeo, in the Golden Triangle, to open with the line's next section in spring 2027.
Does Beverly Hills have its own transfer tax?
Beverly Hills has a city transfer tax that is credited against the county tax, so a sale inside the city pays the Los Angeles County rate of $1.10 per $1,000 and nothing more.
Escrow notes for Beverly Hills
Transfer tax. Los Angeles County charges $1.10 per $1,000 of value, or $3,300 on a $3,000,000 sale. Beverly Hills has its own Real Property Transfer Tax Law, adopted under the state law that lets a city's tax be credited against the county's, and the county recorder does not list Beverly Hills among the five cities with their own rates, so the total is county tax only. Some homes with a Beverly Hills mailing address sit inside the City of Los Angeles, where the city's 0.45% tax and Measure ULA apply; the property tax bill or the city's ZIMAS lookup shows which city a property is in. Rates as of October 2026. Source: official page.
Our transfer tax calculator runs the county and city tax for any Los Angeles County price, and the free 2026-27 LA Transfer Tax and Measure ULA Cheat Sheet has every city rate on one page.
