Privacy Policy

Effective October 2026

Cal West Escrow ("Cal West," "we," "us") is an independent escrow company at 888 S. Figueroa St., Suite 2030, Los Angeles, CA 90017. This policy explains what personal information we collect through calwestescrow.com (the "site"), how we use it, who we share it with, how long we keep it and the choices you have.

Escrow customers: financial privacy laws also apply

If you open an escrow with us, the information we collect to handle your escrow is also covered by federal and California financial privacy laws, including the Gramm-Leach-Bliley Act and the California Financial Information Privacy Act. It is also covered by any privacy notice we give you as an escrow customer. If that notice and this policy differ about information in your escrow file, the escrow privacy notice controls.

Information you give us

When you use a form on the site, you may give us:

  • your name, email address and phone number

  • whether you are a real estate agent, transaction coordinator, buyer, seller or something else, and which side of the deal you represent

  • your brokerage or company

  • a property address, price and target closing date

  • what you need (for example, opening an escrow, a fee quote, a seller net sheet, a closing cost estimate, a callback or an Escrow 101 class) and the best time to call you

  • anything you type in a notes field

  • for an estimate request, the figures from our calculator (sale price, city and estimated transfer tax), and if you open an escrow from the timeline tool, the dates you chose

If you call, text or email us, we receive what you send along with your phone number or email address.

Please do not send account numbers, Social Security numbers or wiring details through the site, by text or by email.

If our form system is ever unavailable, the site may instead open your own email app with your request filled in and addressed to Cal West. Nothing is sent until you press send, and your email provider handles that message.

Information collected automatically

Our own site code. To understand how people find us, the site saves a small record in your browser's local storage (this is not a cookie) about your first visit and about your most recent visit that came from another website, a search result, an ad or a tagged link. For each of those visits, the record includes the website that sent you, the page you landed on, any campaign tags in the link you followed (UTM source, medium, campaign, term and content), any advertising click ID in that link (such as IDs added by Google, Microsoft, Meta, TikTok or LinkedIn ads), the date of the visit and how many visits you have made. For the current visit only, it also counts the pages you view. This record stays in your browser. We receive it only:

  • when you send a form, together with your device type (phone, tablet or computer), your time zone setting and the page you were on; and

  • when you tap a phone number, text link or email address on the site. In that case we receive the source details above, which link you tapped and where it was on the page, but not your name or phone number.

You can delete this record at any time by clearing your browser's site data for calwestescrow.com.

Google Analytics. We use Google Analytics 4, through our hosting provider's built-in integration, to understand how the site is used. Google Analytics uses cookies and similar technology to collect information such as the pages you view, how you arrived, your browser and device, and your general location, which Google estimates from your IP address. The site also tells Google Analytics when certain actions happen, such as starting or sending a form (with a reference number, not your name or contact details), tapping a phone, text or email link, using a calculator or downloading a guide. We see this information in reports; we do not receive your IP address in those reports.

Squarespace. The site is hosted by Squarespace. Squarespace sets cookies that the site needs to work and that measure site traffic, and its servers record technical information such as your IP address and browser type to deliver and protect the site.

How we use information

We use personal information to:

  • answer your request and follow up with you about it by email, phone or text

  • send you a guide you asked for and, if you agreed, occasional emails about related escrow topics

  • prepare estimates, seller net sheets and other information you ask for

  • open and handle escrows and provide our escrow services

  • schedule Escrow 101 classes and other events you request

  • understand which pages, guides and marketing bring people to the site, and improve them

  • keep the site, our accounts and our records secure, and help prevent fraud, including wire fraud

  • comply with the law and our legal obligations

How we share information

We do not sell personal information. We do not share it for cross-context behavioral advertising, which means ads targeted to you based on your activity across other companies' websites. We do not give personal information to other companies for their own marketing.

We share personal information only in these ways:

  • Service providers that help us run the site and our business, only to perform services for us:

    • Google, which provides Google Analytics and the email, spreadsheet and form tools we may use to receive and store website requests

    • Squarespace, which hosts the site

    • ZM3DIA, the company that built and maintains the site, which may receive copies of website requests to help us manage our website request records

    • our phone, text messaging and email providers

  • People involved in your escrow, if you open one with us, as your escrow instructions and the law allow. Examples are the other party's real estate agent, lenders, the title company and others needed to close.

  • When the law requires or permits it, for example to respond to a subpoena or court order, to cooperate with government authorities, or to protect against fraud.

  • If our business changes hands, as part of a merger, sale or transfer of our business, with this policy continuing to apply to information collected under it.

We will not share your mobile phone number or your consent to receive texts with any third party or affiliate for their marketing purposes.

Do Not Track and tracking by other companies

The site does not change how it works when your browser sends a Do Not Track signal. Because we do not sell or share personal information, browser opt-out signals such as Global Privacy Control do not change how we handle your information.

Google (through Google Analytics) and Squarespace may collect information about your use of the site and, through their services on other websites, about your online activity over time and across different websites. Their own privacy policies describe how they do this. We do not allow any other company to collect personal information about your online activity on our site.

To limit this collection, you can block or delete cookies in your browser settings, clear our site's data, or install Google's browser add-on for opting out of Google Analytics at https://tools.google.com/dlpage/gaoptout.

Your choices

  • Email: reply to any email from us and ask us to stop, or use the unsubscribe link in a marketing email. We will stop marketing emails within 10 business days. We may still email you about an escrow you have open with us.

  • Texts: reply STOP to any text from us.

  • Calls: tell us you do not want calls, and we will add your number to our do-not-call list.

  • Forms: you can use most of the site, including the calculators, without giving us any personal information.

Your California privacy rights

California residents have rights under several state privacy laws. Some of these laws may not apply to Cal West because of our size, and information we collect to provide escrow services is governed by federal and California financial privacy laws rather than the California Consumer Privacy Act. Whether or not a particular law applies to us, we will honor these requests for personal information collected through this site:

  • Know and access: ask what personal information we have about you, where it came from, why we use it and who we have shared it with, and get a copy.

  • Correct: ask us to fix personal information that is wrong.

  • Delete: ask us to delete personal information. We may keep information that the law requires us to keep, including records of an escrow, or that we need to finish something you asked for, prevent fraud or resolve a dispute. If so, we will tell you.

  • No selling or sharing: we do not sell your personal information or share it for cross-context behavioral advertising, so there is nothing you need to opt out of.

  • No discrimination: we will not treat you differently because you made a request.

To make a request, email iris@calwestescrow.com or call (323) 300-6920. Before we act, we will ask you to confirm details that match our records, such as your name, email address or phone number. You may have someone else make a request for you; we may ask for proof that you authorized them. We aim to respond within 45 days.

California's "Shine the Light" law lets California residents ask whether a business has disclosed their personal information to third parties for those third parties' direct marketing. We do not do that.

We do not ask for sensitive personal information, such as Social Security, driver's license or financial account numbers, through this site.

Children

This site is meant for adults involved in real estate transactions. It is not directed to children, and we do not knowingly collect personal information from anyone under 16. If you believe a child has sent us personal information, contact us and we will delete it.

How we protect information

We limit access to website requests to the people who need them to do their work, protect the accounts that hold them with passwords and, where the service offers it, two-step verification, and use encrypted connections (HTTPS) on the site. No way of sending or storing information is completely secure, which is one more reason not to send account numbers or wiring details through the site or by email.

Wire fraud warning: criminals send fake wiring instructions that look like they came from escrow. Before you send any money, call Cal West at (323) 300-6920, using a number you look up yourself, to confirm the instructions by phone. Treat any email or text that changes wiring instructions as fraud until you have confirmed it by phone.

How long we keep information

  • Website requests that do not become an escrow, and records of taps on our phone, text and email links: generally no more than two years after our last contact with you. Then we delete them, unless we need to keep them longer for a legal reason.

  • Escrow files: as long as California escrow law and other laws require.

  • Google Analytics data: for the retention period set in our Google Analytics account, which is no more than 14 months.

  • The record in your browser's local storage: until you clear your browser's site data for calwestescrow.com.

Links to other websites

The site links to other websites, such as our social media pages, maps and government sites. Their privacy practices are their own, so please read their policies.

Changes to this policy

When we change this policy, we will post the new version on this page and update the effective date. If we make a material change, we will also post a notice on our home page when the change takes effect.
