Iris Chae plans each closing from the day escrow opens
Iris is Cal West’s Escrow Manager and Senior Escrow Officer. She handles residential and commercial escrows, from condos to apartment buildings, new construction and 1031 exchanges, and works directly with the agents, transaction coordinators, buyers and sellers on each file. Outside the office, she spends time with her family and enjoys being outdoors around Los Angeles.

You work with Iris directly
From the escrow number to the final settlement statement, you deal with Iris, the escrow officer on your file.
The slow items get ordered first
HOA documents, payoff demands and the natural hazard report are the usual reasons a closing date moves, so they go out in the first week.
Drafts go to you before anyone signs
Draft escrow instructions go to both agents and their transaction coordinators for review before buyers and sellers sign.
Wiring instructions go straight to the buyer
We send them to the buyer, not through the agents, and ask the buyer to call (323) 300-6122 to verify before sending any money.
Signing where it suits your client
Buyers and sellers sign at our office at 888 S. Figueroa St. or with a mobile notary at home or at work.

Our office is in Downtown Los Angeles, open Monday to Friday from 9am to 5pm. To sign at the office, call ahead so Iris can set a time.
Got acceptance? Send Iris the signed contract.
Email the fully executed purchase agreement, with every counter and addendum, to iris@calwestescrow.com, or use this form. Iris opens the file, issues the escrow number and orders the preliminary title report.
