Built around how agents work
Your client remembers how the closing felt. Here is how Iris keeps a Cal West file calm, from acceptance to keys.
Wiring instructions go straight to your buyer
We send them directly to the buyer rather than through the agents, and ask buyers to call and verify before wiring a dollar.
VerifyCall (323) 300-6920 before any wire
You see the draft first
Escrow instructions go to you and your transaction coordinator for review before your clients sign anything.
The slow orders go out early
HOA documents, payoff demands and the natural hazard report get ordered early, so they don’t hold up the close.
Signings that fit your client’s day
Sign at our office at 888 South Figueroa, or we’ll arrange a mobile notary at home or at work.
Run the numbers before you list
Two quick calculators for the numbers Los Angeles agents run every week. They give estimates; Iris confirms the final figures on your file.

How escrow works, from open to close
A typical escrow runs 30 to 60 days. Drag the sun across the sky to follow a 30-day escrow stop by stop: what happens, what we handle, and what we need from each agent.
Day 0 of a 30-day escrow
Open escrow
You have acceptance. Send us the fully executed purchase agreement, counters and addenda included. We sign the Escrow Holder Acknowledgment, issue your escrow number and order the preliminary title report.
- Listing agent
- Send the signed contract with every counter and addendum, plus your seller’s contact details.
- Buyer’s agent
- Get the escrow officer’s contact from the listing agent and call to introduce yourself.
- Cal West
- Opens the file, orders title, and sends wiring instructions directly to your buyer.
Day 3 of a 30-day escrow
Earnest money deposit
The buyer’s deposit is due by the contract deadline, often three business days after acceptance. We confirm receipt to everyone and send the lender its opening package.
- Listing agent
- Confirm the deposit landed on time.
- Buyer’s agent
- Have your buyer call us to verify wiring instructions before sending a dollar.
- Cal West
- Sends the lender the escrow instructions, contract, preliminary report and tax roll.
Day 7 of a 30-day escrow
Title, disclosures and instructions
We review the preliminary report for vesting, liens, taxes and easements, order the natural hazard report and HOA documents, and draft escrow instructions for agents and TCs to review before anyone signs.
- Listing agent
- Deliver seller disclosures and send HOA contact information so documents get ordered early.
- Buyer’s agent
- Review the prelim and disclosures with your buyer and get inspections on the calendar.
- Cal West
- Orders HOA documents and payoff demands, and answers vesting questions.
Day 17 of a 30-day escrow
Contingency removal
Inspection, appraisal and loan contingency periods, often 17 days, wind down. Repairs or credits get negotiated and contingencies are removed in writing.
- Listing agent
- Track every deadline and issue a Notice to Buyer to Perform when the contract allows.
- Buyer’s agent
- Remove the loan contingency once underwriting approves, not before.
- Cal West
- Updates the instructions with any agreed repairs or credits.
Day 24 of a 30-day escrow
Loan approval and demands
Underwriting clears, the appraisal is reviewed, and we collect payoff demands, HOA demands and any termite or city reports.
- Listing agent
- Make sure required reports and repairs are finished and documented.
- Buyer’s agent
- Check in with the lender on remaining conditions and the closing disclosure.
- Cal West
- Prepares estimated settlement statements and the seller’s net sheet.
Day 27 of a 30-day escrow
Signing
Loan documents arrive. Buyer and seller sign at our downtown office or with a mobile notary, and the buyer wires closing funds after verifying our instructions by phone.
- Listing agent
- Make sure your seller has an estimated net sheet, and plan the key handoff.
- Buyer’s agent
- Schedule the final walk-through about five days before close.
- Cal West
- Schedules signings, reviews every document and balances the file.
Day 29 of a 30-day escrow
Funding
Signed loan documents go back to the lender, the lender funds, and we confirm every dollar is in before we authorize recording.
- Listing agent
- Keep your seller reachable for any last signatures.
- Buyer’s agent
- Have utilities, insurance and moving dates lined up.
- Cal West
- Coordinates funding with the lender and authorizes title to record.
Day 30 of a 30-day escrow
Recorded and closed
Title records the grant deed and deed of trust with the Los Angeles County Registrar-Recorder. We disburse seller proceeds, payoffs and commissions, and send final statements. Keys change hands.
- Listing agent
- Hand over the keys and celebrate with your seller.
- Buyer’s agent
- Hand over the keys and celebrate with your buyer.
- Cal West
- Disburses every dollar and sends final documents to all parties.
Why licensed, independent escrow matters
Some California escrow companies are licensed and examined by the state. Others operate under an exemption from the Escrow Law, often inside a brokerage, lender or allied business. Here is what that means for your client’s money.
| What to compare | Licensed independent escrow, like Cal West | Controlled or exempt escrow |
|---|---|---|
| Regulator | California Department of Financial Protection and Innovation (DFPI) | Varies with the owner, under different rules |
| Who owns it | An independent company with no side in the deal | Can be owned by a brokerage, lender or other allied business |
| Financial oversight | Audited financial-stability requirements | Depends on the parent business |
| Staff screening | Every employee fingerprinted and background-checked by the DFPI, including state Department of Justice records | Hiring standards vary |
| Management | An on-site escrow manager with at least five years of experience | Experience requirements vary |
| Fidelity coverage | Member of the Escrow Agents’ Fidelity Corporation, which provides fidelity coverage for member trust accounts | Not covered by EAFC |
| Neutrality | Neutral by design: we follow the written instructions of both sides | Depends on the owner: a broker-owned escrow handles only its own brokerage’s deals, which can create conflicts |

How long is escrow? Understanding the timeline of a real estate transaction
Escrow is a crucial part of every sale, but how long does it actually take? The answer depends on several factors.

Escrow vs. title insurance: what’s the difference?
Both play important roles in a sale, but they serve different purposes. Here is how to explain it to a client.
Read the articleWhat does an escrow company do?
Escrow is the neutral third party in a sale. We hold the buyer’s deposit and closing funds, collect signed documents, follow the written instructions of buyer and seller, coordinate with the lender and title company, and release money and documents only when every condition is met.
How long does escrow take in Los Angeles?
Most escrows close in 30 to 60 days. A 30-day escrow is common for financed purchases, and cash deals can close faster. Loan approval, appraisals, HOA documents and payoff demands are the usual reasons a closing date moves.
How much does escrow cost?
Escrow fees are set by each escrow company and usually scale with the price and type of transaction. In Southern California, buyer and seller customarily split the escrow fee, but the purchase contract can say otherwise. Call Iris at (323) 300-6122 for a quote on your deal.
Who chooses the escrow company?
Buyer and seller agree on the escrow holder in the purchase agreement. Either side can propose Cal West, and agents often recommend an escrow officer they trust.
Is Cal West Escrow licensed?
Yes. Cal West Escrow is an independent escrow company licensed by the California Department of Financial Protection and Innovation (DFPI) under license 96DBO-108128, and a member of the Escrow Agents’ Fidelity Corporation (EAFC).
What is the difference between licensed and unlicensed escrow?
Licensed independent escrow companies like Cal West are regulated and examined by the California Department of Financial Protection and Innovation, require every employee to be fingerprinted and background-checked by the DFPI, and are members of the Escrow Agents’ Fidelity Corporation. Escrows handled under an exemption, such as by a bank, an insurance or title company, an attorney, or a real estate broker handling a sale in which it is an agent or a party, are not licensed under the Escrow Law or members of EAFC. They answer to other regulators with different rules.
What is Measure ULA, and who pays it?
Measure ULA is a City of Los Angeles transfer tax on high-value sales. For sales closing after June 30, 2026, it adds 4% of the entire price when a property sells for more than $5.4 million and less than $10.9 million, and 5.5% at $10.9 million or more. That is on top of the city’s 0.45% base tax and the county’s $1.10 per $1,000. In Los Angeles it is usually paid by the seller, though the contract decides. A November 3, 2026 ballot measure proposed a one-time ULA exemption for homes damaged or destroyed in the January 2025 Palisades Fire and sold within five years of the fire, so check its outcome before quoting ULA on a Palisades sale.
What is the Measure ULA price cliff?
Measure ULA applies to the entire sale price, not just the amount over the threshold. In the City of Los Angeles, a seller who accepts $5.45 million nets about $168,000 less than at $5.4 million, after county, city and ULA taxes. The higher price only comes out ahead above roughly $5.63 million. The same cliff appears at $10.9 million, where the rate rises to 5.5% and the break-even point is roughly $11.07 million.
How do we protect clients from wire fraud?
We send wiring instructions directly to the buyer rather than through the agents. Before sending any money, call our office at (323) 300-6920, using a number you already know rather than one in an email, to confirm the account details. Treat any email that changes wiring instructions as fraud until you have verified it by phone.
What do you need to open escrow?
The fully executed purchase agreement with all counters and addenda; contact details for the buyer, seller, lender and any HOA; the title company and home warranty choices; commission instructions; and anything special we should know about your clients.
Does Cal West handle 1031 exchanges?
Yes. We handle the escrow for both the sale of the relinquished property and the purchase of the replacement property, and coordinate with your qualified intermediary, who holds the exchange funds between the two closings.
Where is Cal West Escrow, and which areas do you serve?
Our office is at 888 South Figueroa Street, Suite 2030, Los Angeles, CA 90017, open Monday to Friday from 9am to 5pm. We close escrows throughout Los Angeles County and across Southern California, from Malibu to the Inland Empire and down to San Diego.
