Sherman Oaks Area Guide: Things to Do, Coffee and Food

Sherman Oaks is a City of Los Angeles neighborhood in the southern San Fernando Valley, running from the Los Angeles River up into the Santa Monica Mountains. It was subdivided in 1927 and named for developer Moses Sherman. Ventura Boulevard is its main street, lined with restaurants and shops, and the housing runs from apartment buildings near the boulevard to single family streets on the flats and in the hills to the south.

Getting around

Metro's San Fernando Valley map shows the G Line busway running north of the neighborhood, with Sepulveda and Van Nuys stations the closest stops. Metro's trip planner lists the current bus lines on Ventura Boulevard and the cross streets. The San Diego Freeway (405) and the Ventura Freeway (101) cross here, and Hollywood Burbank Airport is the closest commercial airport.

Escrow notes for Sherman Oaks

Transfer tax. Sherman Oaks is a neighborhood of the City of Los Angeles, so a sale here owes the Los Angeles County tax of $1.10 per $1,000 of value and the city real property transfer tax of $2.25 per $500 of value (0.45%). Measure ULA is added for sales closing July 1, 2026 through June 30, 2027: 4% of the full price above $5,400,000 and below $10,900,000, and 5.5% at $10,900,000 or more. The city adjusts those thresholds each year. A Los Angeles mailing address does not settle whether a property is inside the city; the property tax bill or the city's ZIMAS lookup does. Figures as of November 2026. Source: official page and the LA County Registrar-Recorder.

Our transfer tax calculator runs the county and city tax for any Los Angeles County price, and the free 2026-27 LA Transfer Tax and Measure ULA Cheat Sheet has every city rate on one page.
