From November 2026 through December 2027, the Los Angeles County Registrar-Recorder/County Clerk is closed on 18 weekdays, and the Federal Reserve's Fedwire service, which moves large bank wires, is closed on 12 of them. On the other six (November 27, 2026, and March 29, June 18, November 26, December 24 and December 31, 2027), money can move but no deed records. Set closing dates on days when both are open.
Why do two calendars decide a closing date?
A deed records only when the Registrar-Recorder is open, and the office is closed on weekends and county holidays. Money moves on a different schedule. The Federal Reserve's Fedwire Funds Service, which banks generally use for large, time-critical payments, does not operate on weekends or Federal Reserve holidays.
Most holidays close both. A handful close only the county, and those are the ones that catch a closing date. Checking a proposed date against both calendars takes a minute.
Which days is the Recorder closed?
These are the weekday closures on LA County's holiday list and the Registrar-Recorder's own closure list for November 2026 through December 2027. Days marked "Fedwire open" are the ones when wires still move.

Friday, November 27, 2026: Friday after Thanksgiving (Fedwire open)

April and August 2027 have no closures. On March 24, 2026, the Board of Supervisors renamed the county's Cesar Chavez Day holiday as Farmworkers Day; it is still observed on the last Monday in March.
Why do some Fridays close the county but not the banks?
When January 1, June 19, July 4, November 11 or December 25 falls on a Saturday, LA County closes the Friday before. The Federal Reserve Banks stay open that Friday. That happens three times in 2027: June 18, December 24 and December 31. When one of those holidays falls on a Sunday, both close the Monday after, as they do on July 5, 2027.
Where do the property tax dates land?
The LA County Treasurer and Tax Collector's dates for the 2026-27 tax year:
First installment: due Sunday, November 1, 2026, and delinquent after the close of business Thursday, December 10, 2026.
Second installment: due Monday, February 1, 2027, and delinquent after the close of business Monday, April 12, 2027, because April 10 falls on a Saturday.
A late installment carries a 10% penalty, plus a $10 cost on the second installment. Online payments are accepted until 11:59 p.m. Pacific on the delinquency date. For the 2027-28 tax year, the standard dates put the first installment due Monday, November 1, 2027, and delinquent after Friday, December 10, 2027. The Treasurer and Tax Collector also notes that a new owner is responsible for any taxes not paid as of the close of escrow, so check the tax lines on the preliminary title report early.
How should you plan month-end and year-end closings?
Last recording day of each month: Monday, November 30, 2026; Thursday, December 31, 2026; then January 29, February 26, March 31, April 30, May 28, June 30, July 30, August 31, September 30, October 29, November 30 and December 30, 2027.
May 2027 ends on Memorial Day, so its last recording day is Friday, May 28.
December 2027 has two Friday county holidays, December 24 and 31, so the last recording day of the year is Thursday, December 30.
Wire cutoffs: Fedwire accepts customer transfers until 6:45 p.m. Eastern (3:45 p.m. Pacific) on business days. Ask the sending bank for its own cutoff.
Before any wire: call Cal West at (323) 300-6122, using a number you already know, to verify wiring instructions. Treat emailed changes to wiring instructions as fraud until verified by phone.

Questions agents ask
Can a deed record on the Friday after Thanksgiving?
No. LA County observes the Friday after Thanksgiving as a holiday, so the Registrar-Recorder is closed. Fedwire runs that day, but the next recording day is Monday: November 30, 2026, or November 29, 2027.
Is the Recorder closed on Lincoln's Birthday?
No. Lincoln's Birthday (February 12) isn't on LA County's holiday list or the Registrar-Recorder's closure list, so Friday, February 12, 2027 is a regular business day.
Does the county close for Juneteenth when it falls on a weekend?
Yes. June 19 is a county holiday, and when it falls on a Saturday the county closes the Friday before. In 2027 that's Friday, June 18, while the Federal Reserve Banks stay open.
